MY GOAL IS TO PROVIDE YOU WITH THE PEACE OF MIND THAT COMES FROM KNOWING THAT ALL DETAILS IN YOUR SALE TRANSACTION ARE BEING TAKEN CARE IN A PROFESSIONAL AND EFFICIENT MANNER.
  1. Provide an impartial evaluation of your home by preparing a detailed Comparative Market Analysis showing similar properties that have sold recently;
    1. Listing and pricing history of similar properties that are currently on the market;
    2. Evaluation of market conditions, location, property condition, and other outside influences.
  2. Expose your property to appropriate buyers and buyers’ agents through extensive and selective marketing.
  3. Communicate with you regularly so you can make informed decisions throughout the entire sales process.
  4. Insure that all seller paperwork is fully and correctly completed:
    1. Disclosures required by law and/or recommended by Risk Management experts;
    2. Escrow instructions, HOA documents, Title Company SI’s (Statements of Information);
  5. Help you understand all the terms, processes, options, and real estate legal requirements involved in a transaction.
  6. Negotiate on your behalf to obtain he most favorable terms – from initial pricing to close of escrow.
  7. Review and evaluate with you, every offer to purchase:
    1. purchase price offered;
    2. terms requested by prospective buyers;
    3. repairs;
    4. allowances for repairs;
    5. possession;
    6. inspections;
    7. financial credits;
    8. other.
  8. Prospective buyers financial ability to complete the transaction:
    1. Available cash to close, or need to sell an existing property in order to complete a purchase;
    2. Mortgage qualifications or approvals;
    3. Time of possession.
  9. Communication with buyer’s agent to insure that buyer completes all inspections and reviews and approves all disclosures within the agreed upon “Removal of Contingency” time period.
  10. Review with you and negotiate on your behalf for any ‘Mid-term” special requests from a buyer, and prepare any special documents needed as a result thereof.
  11. Liaise among you the sellers, the buyers, buyers’ agents, and service providers to schedule inspections, appraisals, or other events agreed to in the purchase contract.
    1. As your agent, and as necessary, be onsite at your home for each such event.
  12. Provide you with peace-of-mind in the knowledge that all details are being handled in a professional and efficient manner.
